Once you have viewed a property and decide to apply, we require the attached application form fully completing for each Tenant/Guarantor and payment of an Application referencing fee to hold the property whilst we conduct a comprehensive credit search.
First applicants referencing fee is £90 inc VAT
Each additional applicant’s referencing fee is £15 inc VAT
Guarantor referencing & Agreement fee £35 inc VAT (where applicable)
We require 2 forms of identification such as driving licence, passport, utility bills, etc for each applicant.
The Application Fee is only refundable if the Landlord withdraws the property.
Acceptance of this application does not constitute an offer of a tenancy; references will be taken up by an independent company with your employers, bankers and previous Landlord if applicable.
On receipt of satisfactory references you will be offered a Tenancy, you will then be required to pay additional monies on the signing of the Tenancy Agreement these are as follows:-
- Your first month’s rental amount.
- Your security deposit (Bond), which is equal to one month’s rent plus £100, will be registered with The Dispute Service for your protection.
- An administration fee for your Agreement, Inventory & Schedule of Condition and Check-In Documents. This fee varies depending on the rent amount as detailed below.
Rent up to £450 pcm: £ 115 inc VAT
Rent £451 to £600 pcm £ 140 inc VAT
Rent £601 to £800 pcm: £ 160 inc VAT
Rent over £801 pcm: £ 200 inc VAT
This final amount is to be paid in cleared funds such as a Bankers Draft, Building Society cheque or cash on your move in day. We are unable to accept a personal or company cheques, unless paid 7 days in advance to allow the funds to clear.
Please be aware that all Tenancies will be Joint & Several Assured Shorthold Tenancies for a minimum period of 6 months.
The Tenancy can usually be renewed for a further period; the charge for an Agreement extension memorandum is £40 inc VAT for a 6-month Agreement or £60 inc VAT for a 12-month Agreement. If you wish to extend on a rolling Periodic basis there is no charge.
Restrictions normally apply to Tenants who are smokers, have children or pets. Please discuss your requirements with the office before making any application.
Applications will not be accepted until you have viewed the property internally, Applicants should be employed and not in receipt of Housing Benefit unless specifically allowed by the Landlord.
