Once you have viewed a property which you like, we require an application form completing for each Tenant and payment of a non-refundable "Application Referencing Fee" to hold the property whilst we conduct a comprehensive credit search. The amount of the Application Referencing Fee is £85. This fee will cover the cost of 1 applicant, additional applicants or guarantors will be charged an additional £10 each.
At this stage, we shall also need to see 2 forms of identification such as driving licence, passport, utility bills, etc.
The Application Fee is only refundable if the Landlord withdraws the property from the letting market or You contact us within 24hours from the date of this application to cancel it.
Acceptance of this application does not constitute an offer of a tenancy; references will be taken up by an independent company with your employers, bankers and previous Landlord if applicable.
If the letting is to proceed, we shall require from you a further sum of money which is payable upon the signing of the Tenancy Agreement of an "Administration Fee" which is as follows:-
Rent up to £550 pcm: £ 125
Rent £551 to £749 pcm: £ 150
Rent over £750 pcm: £ 200
Together with the Administration Fee you will be required to pay your first month's rent in advance and the security deposit this is equal to one month's rent plus £100.
For Example:
Monthly rent in advance: £300
Security deposit: £400
Administration fee: £125
Making a total due £825
This final amount is paid in cleared funds such as a bankers draft, Building Society cheque or cash. Unfortunately, we are unable to accept personal cheques, unless you pay 7 days in advance to allow the funds to clear. Once this amount is paid in full and the Tenancy Agreement has been signed, we shall release the keys to you. Please be aware that all Tenancies will be Assured Shorthold Tenancies for a minimum period of 6 months. The Tenancy can usually be renewed for a further period on termination of the initial Agreement.
There is a charge for the signing of a new Tenancy of £25 inclusive of VAT for a 6-month Agreement and £45 for a 12-month Agreement.
Restrictions normally apply to Tenants who are smokers, have children or pets. Please discuss your requirements with the office before making any application.
Applications will not be accepted until you have viewed the property internally.
Applicants should be employed and not in receipt of Housing Benefit.
Bradgate Property Management do not pay interest on security deposits held which are returned at the end of the Tenancy, subject to a final inspection and rent being up to date.
A full Schedule of Condition and Inventory of the property and its contents is taken prior to the Tenancy. Tenants have 7 days in which to check the details to ensure that it is a fair and true description of the contents of the property. Any discrepancies must be notified to the office immediately. Bradgate Property Management will assume that the Inventory and Schedule is correct if the Tenants do not notify them otherwise within the 7-day period.
The Tenants must seek the Landlord's approval in writing through Bradgate Property Management for any alterations, repairs or installations. Examples include nailing pictures
to the walls, repainting, repairs or works to decorations.
